Matt Morin: They didn’t return a single penny from my deposit even though there are no holes in the wall and it was professionally cleaned. They also charged me fees without communicating that added up to about two extra months of rent by the end of the year, and they lied on a legal document to try to threaten and intimidate. Icing on the cake… I have a service dog and they charged me a pet fee every month.
Marsha Weinerman: I feel at home here! I love living in the heart of the city in a beautiful building that is well managed and meticulously maintained. All the staff (management, concierge, maintenance, cleaners) care about what they do and want the tenants to have a good living experience.

Last Saturday we rented one of the beautiful and comfortable social spaces for our granddaughters 1st birthday party. This beautiful amenity has a large gathering area with a private outdoor patio. It was perfect! So much easier and more personal than being in a restaurant. Thank you to Kevin, Shakira, Steven and the Gables maintenance crew for their assistance.

After looking at several wonderful buildings in Seaport, Kevin Jimenez stood out as a leasing agent and really influenced my decision. Without pressuring, he was so helpful and made the application, lease agreement, and move in seamless. The interiors in Gables are beautiful with a modern and elevated industrial aesthetic. The pool and exterior are very nice and all the residents seem to share these spaces respectfully. Having Deirdre, the lovely GM and her team sitting adjacent to the lobby really adds to the community feel. Also very welcoming to pets. Can't recommend Gables enough!

I moved here because it was critical that I find a good, safe neighborhood with parking that would work in the winter. Having been here through the snow it meets all my criteria.What's most important for me and what makes this a great home comes down to the daily experience. Everything is clean all the time. They really focus on keeping things in a fantastic state. From the gym to the pool and the various public spaces it's perfect all the time. The location is fantastic for dining, biking, driving in everything you need on a whim is a short walk away.I think the biggest thing to consider isn't what goes well but what happens when it doesn't. Everyone here on staff is amazing when something isn't perfect they just make it right. My neighbors are all fantastic and I find it to be very quiet. For my money I wouldn't live elsewhere in Boston.

The on-site teams are fabulous, from the leasing maintenance, cleaning, and valets. The amenity floor is stunning, with a heated saltwater pool with views of the harbor. The leasing was highly flexible since I would only need the rental for 6-9 months. The only negative, the dryer does not dry close well.If I were not buying a new condo, I would have stayed at the Ora permanently. Recommend the Ora highly!!!

Location is top of the top.Management is also very responsive to all requests and building is very well maintained. The only downside is how expensive it is but for me it was worth the level of comfort and enjoyment I had while residing at Avalon Exeter. Superlative operations team and the on site employees are top shelf with their care and consideration for all aspects of the property. Bryan, our concierge is professional, courteous, always has a warm greeting and smile and is genuinely invested in the well-being of the building's tenants. Nicole in the leasing office has generously and thoughtfully watched our fish for two separate 2-week stints while our family was on vacation making our life so much easier and stress free. She is warm, professional and kindly says "yes" to giving us a last minute hand when we were in a pinch. She recently assisted in helping our son to gain access into our apartment Manny in housekeeping works tirelessly to keep up the appearance and cleanliness in our building. He's always smiling, positive, kind and so hard working. Pete in maintenance has been changing filters, lightbulb, making small repairs and looking after us for almost 5 years now. He's always responsive, timely and so professional. We are so lucky and happy living in the such a well maintained building operated by the most exceptional employees.

Other highlights include: a very dog friendly building (a challenge in Boston), housing a spotless and updated fitness center, and well maintained public areas. The current management team is also excellent and very responsive. Everyone on the concierge team is so accommodating and friendly, although, Bryan S. really makes this large building so inviting and "homey!" Even if/when I move out of Boston, I will likely continue to live in an Avalon community.

Antoni Wolynski: I am a worker for Boston's best dog walkers llc (BBDW) and I had my first dog walk at Alyx tonight. It was a new dog for me, and the staff were super helpful in letting me in securely (for all parties) and helping me make sure our client's dog and I had all we needed. They really went to extra mile, shout out to Georgie/Jorji ( sorry I forgot to ask how to spell it) and of course the rest of the team for going above and beyond. I work with a lot of great buildings but the concierge stuff is one of the most exceptional and genuinely caring teams I've seen and worked with. Thanks again!
Kevin Paratore: Absolute joke of a building. Built a club under the apartment and there is constant cheering and music until 1 am. For such a steep price, this place is a joke.
Mendy Shimanovich: Absolutely terrible experience leasing, living and dealing with the Alyx-Echelon in Seaport. From the management to facilities, I have never had a worse and more deceptive experience. Numerous things went wrong in my unit including electricity and water and the management is never available to help. Elevators are consistently dirty and slow. Fire alarms regularly going off at the worst times. Loud noise from construction sites all around building are not filtered out by the poorly constructed windows, and often kept me up at night or woke me up at 4-5am. Common areas are not well maintained. The nicest thing about this property is the website, which unfortunately lured us in and could not be more deceptive. Beware to all who are considering this place.

marc ryan: I have been a resident at The Lofts for 6 months now and absolutely love it. It is in the perfect location and is a hidden gem. The staff is amazing and they know everyone by name. The Lofts is more of a "boutique feel" and not a 500 unit apartment complex which I have lived in and always felt more like a beehive. The amenities are great and the staff really makes you feel special with monthly events where residents get to know one another through various fun get togethers. Nothing but good things to say about this beautiful property and the people who work and live here.

From the moment I moved in, the team at the lofts has been extremely welcoming and helpful, I truly feel like a part of a community. They go the extra mile to make sure they are fostering the sense of community and making all residents feel special.Then there’s the building itself - it is beautiful and in an amazing location. The loft style apartments are modern yet more unique than the new construction buildings. I really enjoy the high ceilings and big windows!11/10!

For example, as I went out one evening and asked the concierge how I could send back a large plasma TV as I also needed help to print the label. I came home to find an email with the email address to send the label to print. (I hadn’t even told them my unit number and I just moved in). I moved in and asked “what do I need to do with my movers arriving? “Just be home, we’ll take care of the rest”.The location is a dream for us with everything just steps away and the apartment is bright, open, and a perfect layout.The upkeep and amenities are sparkling and very high end.
John Haynes: My building is located right on the Greenway, and the Fort Point Channel is directly behind. The natural beauty is a positive contribution to positive mental health. All of the staff are not only considerate, but efficient and quick to address any issues. My apartment itself is filled with natural light and temperature controlled.

The Loft at Atlantic Wharf Apartments came on my search and from the moment I called, I knew we were in excellent hands. Cecilia, the community manager is a perfect representation of what you will find at The Loft. She is warm, kind, professional, and helpful. From the outside, the building offers the history and charm that everyone who moves to the city is looking for, and the inside features a modern look with an excellent taste and elegant finishes while still keeping the charm and making it feel like home. My clients and I were amazed from the moment we walked in. After looking at 2 apartments, my clients decided right away and picked a one bedroom apartment with a den with gorgeous views of the city and so big it felt more like a two bedroom! Furthermore, our great experience didn't end once we left. My clients and I came to my office to fill out the application and had some questions, so we called multiple times to make sure we were following the right steps. Michael from the front desk, happily answer the phone every single time and connected us with Cecilia who of course had all the answers for us. I can't wait for my clients to start their new lives at The Loft and I'll be sure to recommend it to anyone who would like to join an excellent community.
Beren Carroll: This is a wonderful building with caring, professional staff. They continue to go above and beyond to take care of the residents here. The property is also beautiful and impeccably maintained, and has a great location. You can get to the Seaport in 5 minutes, the North End in 10, and the Back Bay in 20 - no car required. Very happy with my choice!

In this day and age when we don't have to go out of our way to help others, it's still nice to know that we do, especially the people here at The Lofts at Atlantic Wharf Apartments. Everyone working here, and I mean everyone, is extremely nice, very friendly, and down to earth. I love living here!

Susan Hale: Very convenient location, nicely decorated (furnished ones) and there is a fitness center. Secured access and parking next door underground. Lower level apartments that face the street do have alot of street noise (mine was a furnished 4th floor that faced Congress and Atlantic). You do hear sirens and cars honking all night and in the morning - especially weekdays. Mine was approx 600 sq ft but it had everything I needed in it (washer/dryer, cook to stove (no oven), small fridge/freezer, microwave, small dishwasher, garbage disposal, and most small kitchen appliances. The building is very clean and feels safe with the desk person all day and night downstairs.

Near to all the places I worked and played, I could truly call The Lofts home. Units were clean comfortable and well maintained. Privacy respected. All common areas kept clean and tidy. The staff was always accessible and made sure to make me feel a part of the community and welcomed. One of my favorite attributes of living at The Lofts was enjoying the scenery out the back door on the harbor with a cup of coffee.

Brendan O'Leary: I needed to find a 2BR luxury apartment on an extremely short time fuse...2 days. I looked around at EVERY luxury building in West End EXCEPT The Victor just because my schedule wouldn't allow it. However, I reached out to Cameron, The Victor's on-site manager, and told him what I was looking for over email. He had a 2BR with gorgeous views that had come available and he sent me all the info I needed (and more!) including a great video of the actual unit. I've only been here a week, but the staff here is incredibly friendly and move-in was a breeze...zero hassle. The building is in great shape and the amenities are excellent. My teenage kids LOVE the roof deck and the sports lounge. I love the reservable conference rooms and gym! Location is also perfect. Entrance to North Station and TD Garden is literally across the street. Also, I think it's the closest luxury building to North End in the West End that is still quiet...very little traffic right around this building...mostly surrounded by quiet side streets.

He is neat, efficient and courteous. What more could you ask for ?

Jeff Bridges: We had a reservation via Marriott Hotels and Villas at Ava Back Bay. We paid 50% down more than four months in advance -- and Marriott charged the other 50% two weeks before our 9/29/22 arrival. We never got check in procedures -- and after many e-mails, the day before group travel, we were told we had no room to stay in. They had our money -- and we had nothing. They have no phone number to call, nothing -- and Marriott says it is a separate division so too bad. We are now told a credit has been processed -- but we don't have it yet. So -- AVA Back Bay -- it seems to me that you rent apartments through Marriott -- but are happy to not fulfill your obligations if you can sell them or lease them. I am more than upset about this -- and feel you are complicit. So 1 Star to you too...Update 10/17/22...the address Marriott provided was 790 Boylston St -- which Google shows as AVA...so somehow AVA must have had a relationship with Marriott? I tried calling BTW -- but only VM answers your phone...

I had an issue in my HVAC heating system and maintenance tech, Max, was able to fix it in a few minutes. The staff is also extremely friendly and maintenance requests are taken up within a day. I highly recommend making AVA Back Bay your next home.
alex wadsworth: As the weather dips into freezing temperatures, I notice my central AC was not producing warm air. I placed a service request around 1:00 pm and prefaced it was not urgent. Hugo came in a few hours later and fixed the problem almost immediately!! Thank you Hugo Q!

Amy Donahue: The maintenance team at AVA is great, very prompt and they do a good job.Shout out to Carlos who fixed my Garbage Disposal and then came back to scrape and repaint the bathroom ceilings where it had peeled. And he patched and repainted the areas where the plaster had started to crack or chip off. This was a multi day job and he kept coming back to make sure it was done right.

Kirsten Caverhill: I cant recommend One Canal enough. It has been the best apartment I have ever lived in. The leasing lead, Brian, was so helpful when we moved here across the country and has been such a pleasure ever since! He is the best. Any maintenance request we submitted was handled within the hour (nothing serious- just lightbulb changes, smoke detector batteries, etc.). The entire building (common spaces, the gym, entrance) is kept incredibly clean. The location is excellent- you are a short distance from Star Market, CVS, the North End and are right on the green and orange lines. You couldn't ask for a better location in Boston. The building has a ton of fun community events as well! The concierge team is awesome too!My favorite part of the building was the rooftop! The most amazing views of Boston, a ton of grilling stations and an amazing pool set up!Overall, I have no complaints about my time here and I would highly recommend to anyone looking to move here.
Michael Devonas: Our family has lived in OneCanal for 2 years and settled on living here after two extensive apartment searches. Our criteria were: clean, 2-bed, on-site parking and in-unit washer/dryer. Both times we settled on OneCanal. That in and of itself should tell you that, at this price point, it’s one of the better options in downtown Boston. There are some drawbacks, and I’ll detail those below.ApartmentsOneCanal isn’t an aesthetic wonder, but it’s well-kept and they put a lot of work into keeping it clean. Units are clean and in good repair. If something breaks, they’ll handle it right away.LocationRight next to TD Garden, Haymarket and about 20-minute walk to Boston Common and surrounding areas. Feels like it’s central to the city but also tucked away. Having the Greenway nearby for kids to play in the summer is great.NoiseOn the north side, you’ll hear noise from the street, and it can be obnoxious. Often, it’s people shouting after a Celtics or Bruins game late at night. Windows muffle it but if someone yells and you’re on the 10th floor you’ll still hear it. For a while, construction noise from the demolition across the street was a really big issue (e.g., jackhammering in the middle of the night). The demolition has slowed down and isn’t as loud in the winter, but as long as it keeps going it’ll be annoying, especially in the summer. The demolition also creates a lot of concrete dust, and it ends up in your filter (and in your air).AmenitiesNice in general but starting to age. Can reserve common areas. Pool and the views of the city are great in the summer, if they heat it (one summer it took ~2 months to fix the heating). The gyms have decent enough equipment, albeit just basic stuff.Alarms~12-15x per year (and honestly, this could be an underestimate because sometimes it happens 3-4x in one month) the building alarm sounds. When it goes off, the ENTIRE complex hears a voice repeating that there’s an issue in the building for ~2-3 minutes. It’s overwhelmingly loud, it’s BLARING in your room, and you have zero control over it. You wake up. Your kids wake up crying. It feels very invasive. And it goes off for the entire building no matter where the event occurs (e.g., even if you’re on the 12th floor and the issue is on the 4th). This often happens in the middle of the night or late at night. As I write this, it just happened at 6:30am on Sunday. The fire department must shut it off. It switches to a fire alarm that continues for anywhere from ~15-45 minutes until they arrive. 95% of the time, it’s not a real issue. Usually, a resident burned a meal and opened the door to the hallway. 2x it's been a burst pipe, 1x it was a real fire in an apartment. But it’s often a false alarm. Seems like there’s a better way, but I don’t know the regulations.Concierge/ ManagementConcierges are nice and helpful; maintenance folks are responsive and effective. The management is nice but doesn’t always respond to emails or calls. They’re more responsive before you sign the lease, and then they stop prioritizing you.ParkingThere are limited spots. Usually, you’re on a long waitlist before one opens up. But it’s one of the best features of the building to have convenient, elevator accessible parking right under the units. Note that if there’s a Celtics or Bruins game, the street where you drive in gets so congested it’s hard to come and go. Otherwise, no issues.ElevatorsThe 3 elevators at the front entrance/ south side work fine. If you live on the north side of the building, there’s a single freight elevator. It gets shut down almost every other day or so for a resident move-in or out. It’s just not predictable when it’ll work or not. Have I carried sleeping kids in strollers up the stairs as a result? Many times.DemographicsMostly professionals in their 20s/30s (some paired as roommates) and older folks. Some younger families but there are only so many 2 or 3 bed units. Would estimate that 50%+ of the building has a dog.

All the common spaces are beautifully kept and clean, and the maintenance staff has been the best we've ever experienced in all the apartments we've lived in...they arrive promptly to fix any issue, or you can set a scheduled time for them to come that is most convenient for you. Not to mention that One Canal is in an awesome location and so close to so many cool spots! Would highly recommend One Canal apartments to anyone moving to Boston

I was also told I could tour the unit I’m interested in, but when I drove there, they said I couldn’t see the unit. What.. is this place? I would never rent here, and reading the reviews, it seems renters have issues with the leasing office/management through and through. So glad I dodged a bullet.
Hannah Lerman: Very bad handling of end of lease. The team does not respond to emails. They gave random fees that had no context and sent staff in to the apartment multiple times, without warning, before the end of the lease. The online resident portal is also terrible and does not accurately report amounts owed. Most of these reviews are also fake because they do a survey for a prize.

TKF: The front desk staff were amazing but management treats tenants with any issue like dirt.I came home one day to a leak in my ceiling, only to find it was the bath water from the person upstairs coming down into my kitchen. Not one apology was issued.Despite spending hours cleaning before moving out, they tried to charge a $150 cleaning fee to my security deposit. This is ILLEGAL in Massachusetts.

Kaitlyn Simko: One Canal has the benefit of both location and luxury amenities. It's a quick walk to the North End for dinner or just down the street to the Garden. Everyone at the front desk is incredibly helpful and kind. The renovation of the locker room was quick and it is always so easy to get your package. Full reopening of the roof post-Covid was highly anticipated and has not disappointed.

Kelly Stamps: I loved living at One Canal! I only moved because my dad passed away and I was having a hard time with loneliness and other issues which got resolved. I would have stayed forever if we were not on lockdown.Having the best rooftop in Boston definitely took my mind off things. This is the cleanest building I’ve lived in and the concierge staff is always one step ahead. (Shoutout to Jack and Natasha.) I looked at many apartment communities, but this one has the best location and the best staff. As a single woman living alone for the first time, I can’t recommend this place more. I always felt comfortable entering the building and exiting late at night for a cannoli. I docked one star just because of some mild safety concerns with guests. On three occasions people have walked right into my apartment. My door is locked 99% of the time but sometimes I rush in and rush out to grab something, so it is unlocked. As other reviews have mentioned, this happens at this building for some reason. It happened to my neighbor too. I think it’s just that it’s a very popular social place so friends are wandering in the hallways looking for the right apartment. It was funny the first couple of times, but the third time a man doing a self-guided tour busted in while I was undressed. I learned my lesson to keep my door locked ALL the time, but I think there needs to be some changes. Perhaps a special fob so that guests can only access the floor they are supposed to go to. Or maybe the concierge can only give them access to that floor. Besides this, I 100% recommend One Canal!

I really wanted to like it because the location and apartment were very nice.My husband and I scheduled a self-guided tour and went in at our allotted time. Once we arrived, the front desk told us nobody had informed them of the tour, so they couldn’t let us in. They were not friendly or apologetic about it. My husband and I were highly annoyed, but despite that decided to try again the next day. We went in the next day, and our info was there so we were permitted to view the apartments.We really liked them, and reached out to the leasing agent by email for some more information. The leasing agent was unresponsive, when other properties that we’ve seen were practically following up with us minutes after we left the property. It reached the point where I CC’d the general manager on the email, which is when I got a follow up from another agent by SMS. After I posted my questions to both agents by email/SMS, I still got very delayed, limited responses and no follow up after that.This type of inhospitable behavior and work ethics turned us off the building. It became the last place we wanted to live after being our number one.Though the apartments are nice and spacious, I would opt to live in another building given this attitude and general behavior of the staff.Would not recommend this place.

Samhita Saquib: I've lived here for 2 years and have absolutely LOVED it.1) Apartment - high quality appliances, very easy to keep clean, washer/dryer in unit, open layout plan feels spacious, INCREDIBLE view of Boston (it looks unreal - see attached photo).2) Leasing office - so communicative, flexible, and accommodating. I moved here from California during covid and the leasing office was just lovely to work with, and continued to be great to work with when we signed on for a second year, and when we needed an extension on the apartment beyond the lease.3) Concierge staff - 24 hours, so warm to come home to everyday! They always say hello, are happy to help, and make me feel safe. Special shoutout to Juan, who is above-and-beyond fantastic!4) Maintenance team - very quick to respond to any maintenance requests (usually within hours), and very caring/attentive/friendly!5) Rooftop space/lounge - cool hangout spot for friends with comfortable seating/lights/grill.6) Trash/recycling - easy access to trash chutes on every floor, and recycling bins on the ground floor!7) Safety - the area is always bustling with activity from nearby TD garden events, and I've never felt afraid to walk home alone at night. The front doors staying locked and elevators being key operated also add to the sense of security in the building.8) Neighborhood - plenty of bars and restaurants nearby, always very festive, and quick walk to the North End. The apartment feels basically on top of north station, and so very easy to get around downtown via orange/green lines - feel very connected to the city.I have been so happy with my experience here, and only leaving because I'm moving out of Boston. 100% recommend this place!
Lauren Tower: The maintenance team here have been great. We've had a few issues in the time we've lived here and they are always prompt and efficient with fixing things. Today Eric and crew spent almost the whole day troubleshooting and eventually replacing our dishwasher and we really appreciate it. The front desk staff are always pleasant and helpful as well. The gym is great and always clean. We've lived here for ~2 years and really enjoy it.
Mick O'Hanlon: Nate on the maintenance team is beyond helpful and has been very responsive to our requests on several occasions. Today he went out of his way to help us remove an old bed frame from our apartment, after helping us with a request for a completely separate issue. It's great living somewhere with staff like Nate who are so willing to help out!
Y.H. Tan: The people here are great and friendly. There was electrical issue where Nate helped us troubleshoot and fixed it real quick. Very approachable guy.Not only the electrician, the ground staff like the concierge are always in a high spirit, good to see them in the building. Leasing team is extremely responsive. Very pleasing. Keep it up guys !Thanks Nate again.

Matthew Boucher: Stayed one night for airbnb and if you're going to the Garden for Celtics/Bruins this place is amazing for an airbnb stay. View is amazing!! Look out over the city & the Zakim Bridge. North Station parking/TD Garden, food and apartments are all within maybe 500 feet of each other. Perfect, and I mean perfect location to stay in for airbnb. If I could afford it I'd live here 1000 percent!

He is always offering to go out of his way to help residents, even if he’s in the middle of another task. Such a great guy, Avalon is lucky to have him!!Also- Juan and Marc at the front desk are wonderful. Always friendly and always helpful. More like them too please!!

P Waldon: Lived here for 1 year. Beautiful apartment with amazing views. I really appreciated how dog friendly it was. My dog was a handful (long story but she could open doors) and the office staff and the building engineers worked with me to find solutions to help us. I can't say enough how great it was to live here.
