Nathan Phillips: My wife and I enjoyed a stay at Prospect Place, in the Emma room, towards the end of a recent trip to New England. Of all the Bed & Breakfast accommodations we experienced on this trip, this was the most intimate. It could easily be a destination in its own right. But if you are visiting to see Boston and Cambridge access to public transportation is conveniently within walking distance and easily navigated.Eric went above and beyond by greeting us at the door, carrying our bags and reserving parking for us with his own personal vehicle. The breakfasts included yogurt, baked goods, granola, and a hot item (as well as coffee/tea/juice/etc). European style seating at a single main dinning table fostered conversation with other guests as well as the host. We had engaging but not overwhelming conversations with a corporate coach, an astrophysicist, and of course a musician/innkeeper! Eric and Judy’s recommendations for Cambridge/Boston sites and activities were spot on. This is a unique experience more akin to staying with a friend than staying in a corporate hotel.We found the booking experience easy, and communication about the bathroom we would be sharing with one other room to be clear and forthcoming. Everything related to that situation was well managed and effectively mitigated what might be an uncomfortable scenario. We had no problems with this at all.The only disappointment we experienced was that we did not convince Eric to play his beautiful Steinway grand piano for us. Perhaps on our next visit. :)All things considered, a stay at Prospect Place is an incredible value for guests looking for a bit more than just a place to sleep.
Tammy Jersey: The inn keepers, Eric and Judy, are so friendly and caring. They helped me park, greeted me by name when I arrived, and made sure I had everything I needed. The bed was incredibly comfortable and room was quiet and peaceful. Breakfast included freshly made scrambled eggs, yogurt, fruit and coffee cake. Definitely worth the money. Great location!
Keith White: A must stay in Cambridge/Boston!We thoroughly enjoyed our time here.It was our first time to Boston and Eric and Judy’s place was a great base from which to explore Boston and it’s surrounds. A very short stroll to public transport and a bunch of great restaurants (Koreana, Oleana just 2)….that’s if you feel like eating after the delightful breakfast each morning (fresh fruit, granola, fresh bakes/pastries). 😋A charming and comfortable space with most gracious hosts. 🙏❤️PS Thanks for all the local advice and assistance.
Ruth Plum: Prospect Place has cozy & unique spots for working remotely. Wallpaper, carpeted staircase, chiming clock give it charm.Very enjoyable for walkers like my daughter and me. R: Eric was an incredible host. The place is clean and perfectly located. The scones at breakfast (sometimes offered) are amazing! My main recommendation for Eric is to be cautious of his talkativeness, be less chatty. Not every guest wants to have a conversation with the B&B host extensively, or at length at every breakfast. We enjoyed talking to you, but please be conscious of this with guests to create space for them to enjoy morning solitude or just talk to the person they’re staying with. Keep the conversations short :) Nonetheless a gem in Cambridge!
Gary Krenz: immediately offered to help us take our luggage downstairs to the beautiful two-room Charles Suite. The Charles Suite is located on the lower level of the B&B. Words do not do justice to the Charles Suite, so I have included photos of the guest room with my review. The Charles Suite has a private sitting room with a digital television, loads of books, etc. Double doors lead to the bedroom, which has a king size bed, closet, and several antique furniture pieces. The bathroom has shower with two individual, adjustable showerheads, a bidet, hair dryer, and nice liquid soaps.As noted by other Google reviewers, although the B&B is located in a very safe area, the front door is always locked. Eric provides guests with a very, very, very easily remembered passcode that unlocks the front door. You never have to remember to take your key, much less worry about losing a key! As you enter the B&B, directly in front of you there is a beautiful Victorian staircase leading to other guest rooms, ornate wooden moldings around doors and windows, gorgeous wooden floors, antique rugs, art pieces, and to your right, a spacious first floor sitting room with large windows overlooking Prospect Street that guests are encouraged to use (photo included
Allysa: We fully enjoyed staying at Prospect Place Bed & Breakfast. The experience was astounding from arrival to departure.We drove to Prospect Place from CT, the owner Eric instead of having us park on the street with a permit (which is also conveniently located next to the B&B) moved his car for us to park in the driveway since we were walking or taking the T all weekend. He then offered to help us unpack our car! It was so sweet.The front door to the B&B is locked, when you rent a room here you a given a personal password to unlock the door to the hotel. This allows you to have full access but it also made me feel very safe. The location of the B&B is already in a very safe location but this feature made us feel even more comfortable, like we were staying at our own home.When you walk in you a greeted by a beautiful Victorian staircase surrounded by vintage pieces of art and décor. We had rented the Charles Suite. This suite is suitable for 3 people with a private bathroom. Originally we had booked the room for 3 but one of the people had to cancel. We had let Eric know and it was not a problem, he took care of everything. From the photos we didn't know know large the room was going to be. The room is located on the bottom floor of the B&B, it opens up into a spacious living area decorated with Victorian style furniture. Double doors open to the bed room to uncover closet space, a full vintage vanity set, and a king size bed. The room was so spacious we felt like royalty.The bathroom was on another level of comfort. It contained two shower heads that could be individually adjusted, a bide, and all other necessary bathroom tools incase you forgot anything (yes I mean the hair dryer).It was easy to sleep here since it felt like we were at home and the bed in addition to the sheets were very comfortable.Breakfast in the morning is hand-made by Eric and his wife. They provided fresh fruit, baked goods, cereal, tea, coffee, juice, pretty much you name it they most likely have it. Everyone sits at the shared dinning table and you eat breakfast with the other guests. I enjoyed this very much since you get to meet some really cool people or learn something new. On our last day, they made this amazing spinach and mushroom casserole. It was to die for. When eating it, it felt like a warm hug and a kiss on the cheek. Savory, warm, with a little crunch.We would love to stay again at this wonderful bed and breakfast. I would recommend if you are going to Boston either to visit the prestigious schools, or visiting the convention center in South Boston, the location is convenient for every part of the city.
Jean Ann Moale: B&B is listed as an “elegant Victorian Bed &Breakfast” on their website. Turns out…not so much.To begin, this B&B is not suitable for physically impaired. There are stairs to the entrance (no ramp or handrails) and stairs lead to any guest room; no first floor accommodations.There is little to no security. Rooms either do not have locks or have poorly made/installed locks.Covid-19 protocol (cleanliness) is not followed here. Pillows do not have protective coverings, only pillowcase. Pillows are old and stained. (see photo) The bathroom on the second floor is shared by all rooms on that floor. Rooms are not well cleaned and have dust and debris along the floor/wall edges. Rooms also have cobwebs that appear to have been there quite some time. (see photo)Charles Suite, advertised as “lower garden level” is located in the BASEMENT. A narrow staircase in the kitchen leads to it. The suite is on the same level as their laundry. The suite does not have an entry door, only a pair of curtains. Bedroom area has glass French doors with semi-sheer curtains and poorly installed lock (easily opened). If you value privacy, this is not the place for you. There is also a strong musty smell upon entering the suite. The only window is located in the bedroom area, about 7 feet above the floor (which does not open). There is no garden view from here, much less garden; it looks out to driveway. Bathroom counter is very tiny and could use an extension or additional table next to “blocked” door. Note that there is only central HVAC. You do not have control of heat or air; we were chilly entire time.Before arrival, we reconfirmed there was parking available on site. Once we arrived, we were given a parking pass and told to park on the street (about a block away). Upon viewing the outdoors in daytime, we did see there was ample space to park in the back beyond a gated driveway.Breakfasts were disappointing. The first day, we did have a nice French toast bake. After that, meals were upon request; nothing “fancy”. Service was a bit off too, with eggs being brought to the table in a hot frying pan (a bit too close) and put on the plate.We were looking for “elegant” ambiance here for our vacation and disappointed we did not receive it. To recap their website: photos are all very well staged, not necessarily what you’ll receive. Some rooms no longer have furniture as shown. There is no full breakfast (daily), or custom logo robes.On plus side, location is convenient to trains into Boston (several blocks away). It was a quick ride direct to edge of Boston Commons. Whole Foods is located across the street from B&B for your immediate food needs.Would we stay there again? Not unless their Covid-19 cleaning standards were very much improved, complimentary FULL breakfasts (or much improved) were served, and parking was on property. This B&B does have potential to be a fantastic place, but it would take more work to get it there.
Dave Rogala: My wife and I stayed here for a week-long vacation in Boston. The experience was excellent from start to finish.About a week prior to our arrival Eric contacted me via e-mail to ensure that the room we had selected was what we were expecting and to finalize some of our arrival details.During our stay Eric and Judy were wonderful hosts. An excellent breakfast was provided every morning. Eric pointed out some great dining options and made some excellent suggestions for sights to see that we hadn't thought of. He even let me charge up my car (plug-in hybrid) prior to the days we were using it.The inn itself is a beautifully restored home. The care Eric and Judy have taken restoring and furnishing it results in an absolutely wonderful atmosphere. The pictures on their website don't really do the place justice.The location was also excellent. We were one block away from a MBTA subway station on a line that took us directly into Boston. We were easy walking distance to Harvard square (maybe bear in mind that my wife and I consider a couple of miles "easy walking distance") and there was no shortage of restaurants in the immediate vicinity. There is even a Whole Foods directly across the street. Even though the inn is in the middle of Cambridge we found it to be very quiet at night and we were in one of the rooms that faces the road.I can't really overstate how fantastic our stay there was and will certainly be attempting to stay there again if we come back to Boston.

Dina: What a treat! I booked last-minute as I had last-minute tickets for a concert at Fenway. It was delightful to be welcomed into such a gorgeous home by such a kind host. My room was comfortable and spacious with every amenity needed and as a solo traveler, I felt safe. Breakfast was delicious and for late night snacking, there is a Whole Foods right across the street. Highly recommend.

John Smith: I was disappointed by the lack of empathy demonstrated by the staff at this hotel.When I suffered property damage during my stay, I noted it with the hotel owner, and instead of any empathy or help in the trying time, I was instead told that I was trying to make a fraudulent claim and that they wouldn't do anything to help. And instead of prioritizing customer experience for other guests, they invited me that if I cared so much, I should go annoy all the other guests by telling them about my problem one by one by knocking on their door rather than sending an e-mail or something else that isn't going to annoy everyone.I had already expressed empathy to them previously when, due to weather circumstances, I had to shorten my stay, and they had claimed it was not possible for them to refund me for the days I was unable to make it to the hotel. I understood that it was not their fault, and did not try to make their life difficult. I wish that they would have afforded me this same courtesy.

Great value as well. Visited Cambridge a few months prior to this stay, made the mistake of getting an overpriced AirBnb, never ever again. Oliver Janssen: I forgot my key at the office one night. When returning to the hotel I called the service number on the door, but no one answered. Somehow their system wasn’t accepting calls from my international number. I kept trying to reach someone for an hour but ended up having to look for another hotel to spend the night. In the end they refunded me half the price of 1 night. The whole thing cost me $100. I’m never coming here again and strongly recommend you to consider another option as well.

Avoid this place!... unless you like running the risk of reserving a room as pictured on the website, then being led to a filthy, broken-down flophouse of a space in another building down the street. Absolutely disgraceful. And if that happens, don't be surprised if they charge you -- even if you walk out because of their bad faith business practices. Miro Gavin: Not for germaphobes. The covid precautions seem okay, but disinfected and sterile dirt on the sheets is still dirt on the sheets.Also, they had MOLD GROWING on the air conditioner. It's cold so it accumulates water, grows mold, and then because it grows on the air conditioner, the conditioner blows the mold spores everywhere. So disgusting, but I haven't gotten sick yet.

Peter: OMG what a nightmare! We booked the room 6 months in advance based on the nice Victorian room pics on website. Then when we checked in, he put us in the house next door with super small rooms, used garage sale furniture, old 20” tv (non smart tv) and nothing like the photos advertised! I went back to hallway and caught him walking in and told him this is unacceptable because we booked the Victorian rooms. He said others paid more for rooms so they got the Victorian rooms. I told him this is a bait and switch and he stormed off while I was still talking to him. Then we pulled covers back to check the sheets and there was a black hair on pillow case and a stain on sheet. My wife called on phone and asked if they could change the sheets? He yelled at her “you don’t like, you can leave right now!”… I started looking around for hidden cameras thinking surely we must be getting punked for a new reality show on Air BnB’s! It was like the soup guy in the Seinfeld TV series! This all happened in first 10 minutes of arriving. We checked hotels in area and all were booked so had stay here. But wait it gets better, upon leaving room to check out, the lock broke on door and we were literally locked inside our room and had to wait until someone could open door with key from outside! I won’t even mention the towels from Dollar store or the dirty trash cans never emptied outside on porches etc.. Also they advertise as Bed & Breakfast but they Do Not serve breakfast. They don’t even have fruit or water or anything like that. You’ve been warned!!!

Local Resident: Look past all the negative reviews here who expect a brand new Marriott. This is a charming and (very) old B&B that has served the Harvard community for 100+ years. The place is close to everything on campus, a few mins to a T stop, very friendly and professional people, clean rooms, parking and a great breakfast. We have been regulars here for many years and strongly recommend.

Deep Chatterjee: I stayed at Irving house 5 years back when visiting MIT, and I really liked it, so I came back when I was visiting MIT again. I took a single room with shared bath. The room is perfect for a single person. It's compact yet efficient. The bed was also very comfortable. It's perfect for a short stay, if you are out for work on campus mostly. I always found the bathrooms available. It's a little bit of a walk to MIT campus, but I enjoyed it. I remembered the breakfast being great, and it still is. Overall, great value for price for a short working stay.Another update: stayed third time here and still as good as before. The breakfast I felt is better.

Michelle M: We had a great stay in a private queen room (w/ private bathroom). The breakfast was incredible each morning. The rooms are a little warm, but staff accommodated me by not only turning the thermostat slightly cooler, but also by providing me with a small fan, making it the perfect temp in the room. We didn't use the laundry facilities, but they are available and coin operated. There is an ice machine and a water filter in the basement, as well as multiple shared refrigerators. It would have been great to have a fridge in the room, but we weren't too inconvenienced by having to share. Coffee available even in the afternoon, and it's decent coffee!Thanks for the stay. We'll come again.

We were both able to get a good night sleep and use the fridge and kitchen for our meals... grocery store in walking distance. Wifi was a must and worked fine. We will probably stay there again on a future visit.

Colin Li: Windsor Inn is a home! We stayed here for 10 days and absolutely love it! Perfect location and nice host! The room is clean and spacious with private rest room, and equipped with all necessary stuff that a traveler needs. Our host, Mr. Marc is always around and helping and he provide a place not only for just a stay, but an experienced of stay at home. Highly recommended it. Windsor Inn is like a hidden gem and it is definably a place I will stay next time we visit Cambridge MA.

Bob Pitha: I was at a team building event, a cooking class making Chinese dumplings. It was really well taught and very enjoyable. The event was held in the inn's kitchen and dining area. There was another room for what we were doing. It was clean and we'll tended. It's a difficult part of Cambridge to park in, and the meters max out at 2 hours although it was a 2.5 hour class. There is some parking in the inn's driveway, can and nobody had any real problem finding a place to park. Overall, it was a great experience and I recommend it highly.
Eliad Cohen: I came to the Windsor in for a private event. The place is maticulously maintained and the atmosphere is amazing. The owners (who also hosted the event) are great and it was evident that they maintain personal relationships with recurring guests. If I was visiting town, I'd definitely book with them.

I'm still trying to figure out how they got so many amazing rooms into this 3 story house. The people working here are warm and friendly. I definitely will be back.Rooms: Queen size bed with fresh linens. Four comfortable pillows and 2 decorative pillowsNearby activities: Harvard University. Multiple museums. World famous Harvard Square.Walkability: Chinese, Italian, Indian, and Korean within a 5 minute walk in Harvard Square. Local bus (route 69) stops within 30 feet of the address. Local train station at Harvard Square (Red line) that you can take to downtown Boston.
Katarina Antolovic: From the reviews, I knew this place wasn't updated, but I wasn't expecting the condition the rooms were in. My room had a quite dirty looking shower, a very uncomfortable mattress, and hair was everywhere (including inside the mini fridge). My card was charged two days into my 5 night stay, which is also quite uncommon. The one thing that made me the least comfortable during my stay was that the door to the room did not have a deadbolt or any way to lock it from the inside aside from the lock on the door knob. As another reviewer said, it is worth it to just pay a bit more elsewhere.
Nina Kulawik: I really recommend this small hotel, for people enjoying a cozy room with simple amenities. I (35, f) was there for five nights during a business trip. I felt very safe and slept very well. Everything in the room as well as in the tea room and kitchen was very clean. The bed was comfortable with a harder matress, which I definitely prefer instead of the often very soft ones in the US. I like the cozy "grandma-feel-at-home" style with the older furniture and carpets with flowers. Although it might seemed a little aged, everything was kept in good condition. I enjoyed beeing able to have tea, coffee and water at all times in the coffee room. There is also a microwave and toaster in the community kitchen. The house itself is old and in some parts narrow. You might hear someone walking on the old wooden floors. It was, however, always very quiet and everyone I met from the staff, from the front desk to the cleaning personal, was very nice and accomondating.The price is very fair for the hotel and location, just a few minutes by foot from Harvard Square, the metro and Harvard Business School.I had a very pleasant stay at The Friendly Inn and would definitly come back. Thank you!
Marco Maas: Around the Corner of Harvard Campus. Has seen better days - it's unrenovated. Small narrow stairs, old carpet on the floors. No breakfast but a room with Coffee and Tea. Cleaning Service every two days. Very noisy fridge. At my time of stay the rate was 199 USD/night - which is too much for what you get. Very nice Chinese Family Business.
Krizia Delgado: Stay away. This hotel is highly overrated and overpriced. There are several big issues. The rooms stink of a mixture of dirt and toxic chemicals, and they are quite dirty. The walls are paper thin, I could even hear my neighboor's snoring and conversations at night and it was hard to sleep. They do housekeeping every other day and in my case, they forgot. So out of four days I only had my room cleaned once. It would be good to display this in advance, as having daily housekeeping is essential. Staff is not so friendly either, I had a heavy lugagge and had to carry it by myself all the way to the third floor. All I wanted was a hand, and the guy just rushed out to avoid helping me. Also no breakfast. All in all I really regret staying here, I would have paid more if I had known the reality.

The staff was so friendly - I found out the day before my freedom trail tour that mobile pass won't work and I need to print a physical copy, front office staff gladly let me sent email with the pass and printed for me in the office - saving me walking out in 99F heat to get it printed somewhere.I also loved the common area/family room and the kitchen/dining/entertainment area in the basement. I have enough room to lay out my two screens and practically all by myself with cool air beating the extreme heat outside. Definitely would recommend to anyone who wants a walking-distance location to Harvard square's fun and chic restaurants!

Liza Cucco: This hotel is very clean and orderly, and there is a quaintness about it, with lots of little narrow stairways etc. The staff is courteous. The location is great- we loved being able to be ‘at home’ in Cambridge in a more residential area, it definitely had a local feel. There is tea and coffee and chocolates in a common area, which was nice. However everything is very outdated…it didn’t look like a single piece of furniture had been upgraded or replaced in at least 30 years, and a lot was chipped or threadbare. It is basically the quality of a hostel, but with private rooms. The shower and shower curtain grossed me out a bit- it was perfectly clean but just stained from age, and claustrophobic. The mattress was super hard and springy and had a noisy plastic mattress protector. The bathroom fan made an awful noise and turned on whenever the light was on. The water in the toilet in our bathroom would not stop running, and the room smelled musty. I literally bought a glade plug in air freshener from CVS to mask the smell. Also there was no security latch, bolt, or chain on the inside of the room door, which did not make me feel comfortable- anyone with a key could enter at any time. If I had paid $60-70 a night or something I would have been like ‘everything was old but it was a great deal!’ However it was like $200 a night after taxes. Way too much money for how outdated the accommodations were. If I had known what it was like I would have spent a little more on a different hotel.
Matteo Antognoli: The inn is pleasant and not expensive compared to the area nearby downtown. Most importantly it is well connected by Bus 1 and the red train line. The Staff cares about cleaning your room. It is friendly and available to help you. Although some improvements could be made (especially to the noisy AC and the mattresses), the place is fine for a short period like a vacation or a conference. It has wifi and comfortable chairs in front of the main door.

roei tell: Stayed for one night and had a wonderful experience. The location is amazing (very close to Harvard), the room was very well equipped and beautifully decorated with wooden furniture, and the hospitality was warm and effective. I especially liked the constantly available tea and coffee in the common room downstairs. The only downside is that the room was small, especially the bathroom and shower.
HK: Price is cheap compared to other hotels in Cambridge but there’s a reason for that. Bathroom was incredibly small, could barely move while sitting on the toilet - felt like the owner changed the layout of the place to accommodate more guests which led to such spaces.

Steve Gardner: We thoroughly enjoyed our stay at Morrison House. They were able to accommodate our (very) late check-in, and the bed was super comfortable -- just what these weary travelers needed after driving eight hours. Two of the best night's sleeps we've had in a long while.Our room was comfy with a desk and sitting area. The bathroom only has room for one person at a time, but the shower is tall and has excellent water pressure. (Important detail, at least for me.)Breakfast featured french press coffee. Mostly fruit and cereal with a muffin/cake of the day. Hard-boiled eggs and yogurt for protein. We enjoyed our time at the breakfast table with another family visiting from California.They have on-site parking in the driveway beside the house. Nice area too, close to the nearby square with shops and restaurants. Would book again.

We felt like we were in a 5 star hotel and absolutely loved Morrison House. They will be our go to when in Boston. 2 blocks from red subway station DAVIS, and Davis Square is such a fun and safe area to wander home to at the end of the day. Great bars, restaurants, movie theatre, natural foods store, everything. Its a neighborhood completely self sustaining for everything we need. Due to COVID we were concerned about mask wearing and gathering together with others for breakfast. These wonderful owners have everyone wearing masks at all time in the public areas. It's a large large dining area and never were we within 8 feet of another guest. Plus, you can take your food to your room or the back patio if you'd prefer. It was perfect.
