Elizabeth Toy: Our family was a tenant at a PMI managed property and I will say they are the best property management company we have worked with. As renters, we have had our fair share of shoddy landlords, and working with PMI was a delight. Our main contact person was Alex M., He was prompt, communicative, and helpful. We always felt he had our best interest in mind.The deposit/move in and out process was simple and straightforward, and we liked the ease of PMI's online portal. Any help with repairs was always expedient and professional.We have only good things to say about PMI Worcester, and were very happy renting from them!

S L: I’ve been working with Mark Ceppi and his team for two years and the service has steadily improved over the years. Initially PMI was used as on call maintenance for my two rental properties. The improvements in service made PMI my first choice to manage my 13 units full-time. This winter has been exceptionally cold and created a lot of maintenance issues, which PMI competently handled. One maintenance issue caused significant damage. Mark and his team were able to assist with my insurance provider and get everything on track. As a long distance landlord, the handling of the significant damage would have been extremely difficult and let me know that using PMI for ALL of my property needs was the right choice.

Samuel L Webb II: Renowned for very poor management. This company is filled with rude, abrasive and difficult people.
Laura Poulin-Harkins: I had to pick up some resale documents and the one I had requested wasn't there for some reason. One of the workers there, argued with me saying that someone else had picked it up. I called everyone and no one else had picked it up. They were able to reprint it, but it still doesn't make up for the rudeness
Mac Chinwala: Phoenix Company Inc. (PCI) was hired in April 2018, to manage Towne Lyne House Condos (TLH), (78 units year built 1964), located in Brighton Massachusetts.We as residents and Trustees of TLH find PCI an important partner for managing the building. We interact with the following people at PCI, Adam Polletta, Building Manager, Laura Hast, Lead Accountant, and Lisa Joppa, Administrative Assistant, and they have done a tremendous job guiding and helping us through, building maintenance, major and minor construction projects, managing building live-in supervisor, responding to any issues related to unit owners, and accounting, challenges of the building. They are always available seven days a week, and especially during the Covid situation, TLH was able to finish multiple major projects within two years. During emergency situations, Adam responded very professionally and controlled the situation any time of the day even when he is on vacation. PCI website is very easy to use to access information of association business, posting of meeting minutes and documents related to TLH condo. We are looking forward to working with PCI in the future and recommending it to other associations.
Jon Treon: We hired Phoenix as our management company over 12 years ago. At the time, I was a new owner and the complex (36 units) was self-managed. As I found out, the association was in poor shape and we needed help. We interviewed several management companies and decided on Phoenix. I have been very satisfied with their professionalism and management abilities. Our Manager Adam is very personable, professional and responsive, and the support staff has been excellent.

Jay Baywatch: This company operates on the outskirts of the law and employs unethical and immoral practices. Jud Goodnow, the head of this firm extorted money from us by holding our closing hostage. He demanded $600 in cash in order to provide us with documentation stating that we did not owe the condo association any fee's

Clarks Road Realty Trust: I own a unit at the Great Road Condominium. The complex had been in a steep decline for a while. When the Trustees brought in Phoenix Company to "right the ship" you could see an immediate difference. Debra Jean and Jud Goodnow are true professionals who took over a complex with serious structural and safety issues along with many other problems. Under their guidance the complex replaced all the roofs, resided all the buildings and is in the process of re-landscaping and re-painting. The complex never looked so good!

Patrick Marsh: terrible company if you own an apt managed by them like Great Road Apts in Acton. Fees and fines on everything from paper work on. Their first years increase was over 25% at a place which already has they highest condo fees in the area. We went from the frying pan into the fire when we hired these people.

We are in the process of selling our townhouse and they have been nothing but accommodating and prompt with requests we have on paperwork and questions regarding the process. Our community has had many upgrades and improvements made since they have taken over. I have had a lot of communication with Jennifer over the years and she has been clear, concise and pleasant with her communication with me. I highly recommend Phoenix Company to anyone.

She was willing to wait an extra 30 minutes for me to show the apartment when I mixed up the towns. When I noticed something not correct in the lease document, she addressed it right away. My overall experience of working with with Lashay was great! I would highly recommend working with Lashay to anyone in need of available housing.

Olivia Librandi: UPDATE:: After finally getting in contact with the office about the bathtub a week after a tech said it needed replacement, 7 Hills informed me that there was some "miscommunication" as according to the photos they received from the tech, a replacement wasn't needed and the tub was fine. So apparently the tech who came to inspect and tell me they would replace it was lying to me, or they lied to the company? Either way I decided to not pursue it further. If I ever fall through the tub and face injury that will be a different story. Happy renting. :)I just started renting from 7 Hills and the apartment is decent at a reasonable price. However, this office is next to impossible to get in contact with. You're not allowed to contact the property manager listed on your lease, all communication has to go through the tenant portal. It took nearly a month of me incessantly requesting maintenance updates and contacting the 24/7 maintenance line (call AND text) for them to send out a tech to look at the bathtub in my apartment. It took him less than 5 minutes to determine that it needs to be replaced. It's cracking and feels super unstable which is what I had been telling the office for literally 3 weeks.After calling and texting the office twice, it's been a week since and haven't received an update on when this will be taking place. Which is great since it's a safety hazard :) I'm hoping to be able to change this review but from when I've seen in such a short amount of time, I can guarantee there are other property management companies out there that are reputable and take concerns more seriously. At least I would hope so.PS- If you need to actually talk to anyone at that office, whether you're a current/ hopeful future tenant, or a landlord, I'd suggest going to the office. Or sending a pigeon. Either would get you a faster response.
Tyler Mullen: They took over my property in Putnam, CT and I had to move shortly after for work. Transition seemed to be going okay but it's been 30 days and I've yet to receive my security deposit back which violates MGL. Will be seeking legal counsel and contacting BBB. Renters beware
Joanne Mercier: my boyfriend and i of 15 years have lived here 5 yearshe died. he put in a septic system for ree basically since we never got anything off our rent,. never been late or missed a payment. he died of cancer jan 12. somehow i missed a month from the portal account closing.have continues to pay since and im being harassed daily for the missing month one i explained my situation being disabled i asked to chip away at it as fast as i coulod with what i could. welp, i was told that wasnt going to be good enough didnt matter what i said it was or how i negotiated it wasnt good enough. bullying me basically aside from that i mind my business and ill leave it at that..

Landlord: Avoid at all cost! I can't imagine a worse experience. It's clear they only care about managing their owner's properties and all others go mostly neglected. They do not provide quotes for projects they "bid" on. I regularly approved work orders and was billed, yet tenants would complain the work was never completed. They also failed to renew leases in 2 of my units. When I asked why they weren't renewed, I was not given a straight answer. After demanding to see the communication they attempted to make on lease renewals, I learned they never actually reached out to the tenants.After moving to a much more professional property management company, I learned they were renting our units almost 20% below market value. In my experience, none of their employees can answer basic questions on how the property is being managed. Of all the employees, Rochelle is by far the least effective of the bunch. She lacks basic communication skills and a baseline knowledge of property management. Hard to believe she is employed.If you care about your investment portfolio, don't work with 7 Hills.

Dan Lambert: I have been here since 2020 and NEVER, never have I had a issue that was not IMMEDIATELY taken care of by Anne G. From lawn mowing, snow removal, water bills and maintenance needs, she is always right on top of it. Their portal is extremely user friendly too! Top notch management in my opinion!
Landlords United: Best thing we ever did was hire 7 hills. They do what they say they are going to do and they are honest instead of scammers. We previously had DIROBERTO and they did nothing but steal our money to pay for their partying instead of managing. DAN DIROBERTO is known for making fake invoices, changing the prices and not caring for the properties. STAY FAR AWAY from them and hire 7 Hills!!!

Chris Myrick: A month after moving in a cast iron pipe began leaking. Here we are 10 months later and still not fixed. You can never get anyone on the phone and no one is ever in the office. The home has foundation damage that they refuse to fix. As soon as you give your 60 day notice they start trying to show the house. This is highly unprofessional and rude to tenants. I would highly highly highly recommend finding someone else to rent from.
