Matt Morin: They didn’t return a single penny from my deposit even though there are no holes in the wall and it was professionally cleaned. They also charged me fees without communicating that added up to about two extra months of rent by the end of the year, and they lied on a legal document to try to threaten and intimidate. Icing on the cake… I have a service dog and they charged me a pet fee every month.
Marsha Weinerman: I feel at home here! I love living in the heart of the city in a beautiful building that is well managed and meticulously maintained. All the staff (management, concierge, maintenance, cleaners) care about what they do and want the tenants to have a good living experience.

Last Saturday we rented one of the beautiful and comfortable social spaces for our granddaughters 1st birthday party. This beautiful amenity has a large gathering area with a private outdoor patio. It was perfect! So much easier and more personal than being in a restaurant. Thank you to Kevin, Shakira, Steven and the Gables maintenance crew for their assistance.

After looking at several wonderful buildings in Seaport, Kevin Jimenez stood out as a leasing agent and really influenced my decision. Without pressuring, he was so helpful and made the application, lease agreement, and move in seamless. The interiors in Gables are beautiful with a modern and elevated industrial aesthetic. The pool and exterior are very nice and all the residents seem to share these spaces respectfully. Having Deirdre, the lovely GM and her team sitting adjacent to the lobby really adds to the community feel. Also very welcoming to pets. Can't recommend Gables enough!

I moved here because it was critical that I find a good, safe neighborhood with parking that would work in the winter. Having been here through the snow it meets all my criteria.What's most important for me and what makes this a great home comes down to the daily experience. Everything is clean all the time. They really focus on keeping things in a fantastic state. From the gym to the pool and the various public spaces it's perfect all the time. The location is fantastic for dining, biking, driving in everything you need on a whim is a short walk away.I think the biggest thing to consider isn't what goes well but what happens when it doesn't. Everyone here on staff is amazing when something isn't perfect they just make it right. My neighbors are all fantastic and I find it to be very quiet. For my money I wouldn't live elsewhere in Boston.

KJ Seo: Lived here for 4 years. Reasonable rent price and well maintained. Nice location as well, right next to a subway station and grocery store nearby.
Fit Piglets: I have only lived here a few months, but I am 100% renewing my lease for the next year. It’s conveniently located right by the Southwest Corridor, has Blue City bikes station and Orange line T station 2 min away. There is a security guard during weekends. A secure mail delivery room, and a gym is available. I found the staff to be super friendly and helpful. Charmaine has been great and I know I can always go to her if I have questions or need something. Residents are friendly, the apartments are in good shape and have great layouts.

LYNDSEY O'NEILL: After recently touring The Benjamin, I am extremely impressed with the building and the team. The 24/7 concierge (and door man!) is amazing, and the leasing office was very flexible with my availability for a tour. The apartments have the best views and so many options for floor plans. After looking at the many properties in Seaport, the Benjamin is definitely at the top of my list.

Wilson Nguyen: I go out all the time. Seaport is by far the safest neighbor to walk home in the middle of the night. What makes Benjamin stand out is, it has the best location out of any of the buildings. Great view of Boston and by the station. Other than VIA, you have to make compromises between the two.Also the leasing team is the best in Boston, always hosting events and popups. (Today they are in the lobby giving out candy for Valentine's Day @ 6pm) If that isn’t commitment, I don’t know what is.I can't imagine leaving here.

After touring numerous apartment buildings in the Seaport, I concluded that the Benjamin had the best location, best amenities, best services, best finishes, etc. Since living here, I have found the building to be meticulously maintained and cleaned. It is quiet, which is important in a pet-friendly building. The management team, Lauren, Jennifer, and Lindsey, are professional, friendly, and responsive, as is the maintenance team, JG, JS, and JP. The doorman, Jean, is a gem. The Benjamin is a great place to live!

Gautham Sridharan: We stayed at Avalon at Prudential Center (780 Boylston St) for 3 years through the thick of the pandemic. We found the staff (Remianna, Jess) to be very responsive to all our needs despite the challenges. The location is great being right at Copley, the gym is well maintained, and the maintenance staff took care of all issues in the apartment within 24 hours. We also absolutely loved the concierge at 780, particularly Ken who brought a smile to our face every day! Great place for young families and those with pets.

Mimi LaCamera: Yesterday, again, the maintenance fellows came to deal with a plumbing problem. They worked diligently for a couple of hours then realized it was in need of the outside plumbing company. So they arranged for the job to be completed the next day - and yes it was fixed. The Avalon crew were fantastic. Jonathan supervised the job and he with others were so diligent about solving the problem, very polite and accommodating. I appreciate their promptly fixing the problem . Thank you.Yesterday the maintenance crew cleaned the heating coils in our place, and repaired the thermostat controls ! I had asked for the service - usually an annual ticket item - but with the work on the roof it had been delayed. Jose and particularly Jonathan were very professional, giving advice on how to manage the heat and air conditioning and stuck with the job until it was completed. Thank youThe Maintenance crew has been wonderful. Just moved in a year ago and we all had to work out some kinks in the new construction, but Maintenance came quickly every time we brought something to their attention . AND they fixed everything perfectly. We're talking about washing machine, disposal, skylight, door stops, AC regulation - they have an expert on hand for all situations. They are always so accommodating and polite, too. Thanks so much for their fine service.Very quick response to maintenance request. Greg (new to the team) came up right away and worked on the byzantine heating system till he and we were completely satisfied. He also managed to master a thermostate which had perplexed others. Very professional, polite and competent. Nice combo, thank you.

Alyssa Haney: I have lived in the Kensington for ~1 year and have really enjoyed it! While the building is on the more expensive side, you get what you pay for. The concierge, maintenance, and leasing office staff are friendly and helpful. The building amenities (pool, outdoor seating / grilling area, common area, and gym) are all clean and high quality. The units themselves are modern and nice.I would certainly recommend the building - I have renewed my lease for another year!

Taylor Geary: The front desk staff at The Kensington is the best you can ask for. Many of them have gone out of their way to make me (a new resident) feel as comfortable as possible. Issac and George, in particular, seem to be friends with literally everyone here and are always cracking jokes and trying to brighten people’s days. On top of their natural charisma and friendliness, they’ve have gone out of their way to help me in an array of situations—especially Issac. I frequently come to Issac with random requests (mainly how I always seem to lose my keys) and he’s always helped me out, all while making jokes and prompting friendly banter. He’s professional yet a friend to many. The front desk staff is undoubtedly my favorite part about The Kensington
Richard Shih: I've spent the last 4 years living at the Kensington and it has been a wonderful experience! Everyone look at properties in a few different angles (price, location, community, amenities, management team, neighbors, and etc.), hopefully I can give you some insights through my experiences.1. Location: Kensington locations is extremely convenient. Walking distance to multiple T (red, orange, green), 10 mins walk to south station, and very accessible to Commons, downtown Boston and etc. The other added benefit is the location is located close to many food options.2. The community: People are nice and courteous. Neighbors say hi in the elevators and hallways.3. The amenities: Amenities are top notch. Gym, dog friendly facilities, swimming pool, common areas, coffee machines, and many resident events. Kensington is clean and well maintained.4. Management team: Management team are wonderful, they are easy going and response time is quick. Maintenance staff are amazing, never had issues that are not addressed within 24 hours. The front office staff are the best. They are personable, they remember your names, your pets, and coming in and out of the building are always been greeted with a smile.

We've been living in The Kensington for two and a half years back in 2016 - 2018 and there's for sure no better place to live in this beautiful city. Gosh, I can only use superlatives to describe the wonderful staff and the building. We're so glad we've found that place after an extensive search for an apartment.The staff is out of this world. We haven't met kinder and more beautiful souls than in The Kensington. Our time there was just perfect and it's all because of them. When you come through that front door and you have a brief chat, exchange some hugs (yes!), get your mail and then ride up to your floor, that's how home has to feel. Can't thank these wonderful people enough.The rooms are superb. We had fantastic views to the east and could even see the sea a little. Most beautiful sunsets, too! The pool deck is great, the gym and all the amenities the building has to offer are outstanding. We used the meeting rooms extensively to even hold business meetings, as the place is so presentable to guests.All in all, thank you dear The Kensington staff for one of the best times we've had in our lives. We miss all of you and the place per se. With lots of love from Germany!

Jonathan Noe-Kim: I normally would not write a review for apartment, but I felt compelled to write about the Kensington and their caveats.The apartment itself is great. The location is fantastic as it is near Boston Commons and Chinatown. The amenities are good such as the gym has weights over 50 lbs and alot of planned events for those who are into them. The Kensington normally listens to people's requests and makes following updates such as hiring a guard to patrol on Friday and Saturday nights. The maintenance team though not 24/7 are pretty response and nice. The Kensington concierge team are also amicable people. I have to move out early and the leasing office was nice enough to reduce penalty.Now for caveats. The concierge team "usually" delivers packages to your door, but I frequently found myself running downstairs to grab my own packages because they would not deliver timely as in within a day and I am not talking about weekends. I guess they thought I could use the exercise. The fire alarms go off frequently and "accidently". It's becoming a boy who cried wolf situation. So when there is a real fire, you might be toast. There are two strip clubs right next to the apartments and it can get pretty loud on weekend nights. Last but not least. I had an awful moving out experience. I was aware I passed the moving window of three hours and trying my best to move out, a Kensington employee and people who were moving in kept harassing us to move. Which inevitably led to some accident that I will not be commenting on.Update: The Kensington actually returned the full amount of deposit after final day of lease even though there were some minor damages to the wall, which I appreciate.In conclusion, weigh the pros and cons if you want the Kensington as your new home.

Gary Hansen: Just renewed our lease. After years as a homeowner, this has to be one of the best alternatives. That is to say that service, maintenance, and amenities are top-notch. Management actually seems responsive to resident concerns. Noise from other residents boarders on non-existent, but it is difficult to escape city noises in a city. The location is extremely convenient for so many activities. Simply, a good choice.

Cari Massaad: Chris was extremely helpful and made the application process quick and easy! My son needed to move in immediately and Chris helped him get all the paperwork done and he was able to move in very quickly. Five stars for making a stressful situation much better! The apartment is light, airy and great location.
Josh Latson: My wife and I lived here for six years, part of the time in James Court and Part of the time in Harrison Court. We loved the location (steps away from parks, restaurants), the ability to have a garage spot for our car (coveted in downtown Boston), and the combination of space / value for the price. Management turned over a few times while we lived there, but overall we found all the teams to be reasonable and responsive to whatever we needed. Most recently Jen and her team have improved the complex quite a bit, and, personally, went out of their way to help us out numerous times over the past year. The complex also has a great front desk staff - especially Corey in James Court. Overall, great place to live, and we will miss it.
Joe Juodvalkis: James and Harrison Court is a wonderful place to live! I lived in a 1 Bedroom at the James Court Apartments for almost 2 years. The Kitchen had plenty of counter and cabinet space. The desk cubby area was nice to work in. The maintenance staff was always quick to respond to a problem. The front desk concierge staff was friendly. I rarely ever had noisy neighbor issues. The staff in the leasing office is excellent! I had some job problems that required me to stay in Boston an extra month after my lease ended. The staff was very understanding and flexible and figured out a way for me to be able to stay!
Kristel May: I moved back to the South End after a year away and was very fortunate to find J&H Court. I was able to do all the necessary paperwork online and via email (with Patrick, who was great to work with) and simply pick up my keys on move-in day. Gym onsite, washer and dryer in unit were a big plus for me. However, having concierge and Amazon Hub to accept packages were the clincher for me (if you’ve lived in the South End, you understand). The studio apt is quite large, nice appliances, and lots of storage space. And pet friendly too! So many good things to say about this place! I fortunately have not had any maintenance issues, so I can’t speak for that area, but if I have any questions, the office is very quick to respond. Convenient to a lot of great restaurants too. Definitely a great place to live in the South End!
Joshua Ocel: I have such an amazing two years living at the James and Harrison court apartments. The apartment complex is safe, clean and tidy. I have lived in two other complexes in Boston, and have never seen a maintenance staff as responsive as the one at James and Harrison court. It is in such a convenient location in the South End, especially for anyone attending courses at the medical campus at Boston University. It is also in walking distance to some of the best restaurants in Boston. I would highly recommend this complex.

The management team has been there for me whenever I need something and are always friendly. The apartment has been perfect for my needs and I am glad I could spend living in the South End at James Court. I have had a truly great experience living here.

The amenities are fabulous, between the 24/7 concierge, shout out to Corey and Sandra - they’re the best, and the cleaning service, laundry pick-up/drop-off and the on-site gym, it’s like living in a nice hotel 365 days a year. Patricia and the rest of the leasing team is incredibly helpful and definitely care about you and your living quality. It’s the perfect place to call home in the heart of the city!

From my first contact with the leasing/management team, I knew this would be my new home. I highly recommend the James and Harrison Court Apartments to anyone wanting a safe/secure and quiet living environment in a very walkable South End neighborhood.

They are always so pleasant and greet you with a smile.Any maintenance request have been completed very quickly, often within the same day.I love the easy access to the dental school which is literally across the street, walking in the rain or snow has not been an issue since I am so close.The apartment I moved into was so clean and I found it to be one of the larger apartments available in the area. I love the fact that I only pay for electric when most new communities don't include any of the utilities.I cannot say how pleased I am that I choose James and Harrison as my home. I just want to say well done to the whole staff.

I have zero complaints so far. This place is so close in proximity, I couldn’t be more pleasedThis place has been accommodating in more ways than one. From the location, to the amazing restaurants near by, the amenities, and resourceful staff. The concierge is wonderful, maintenance is extremely nice and came to fix my loose cabinets so quickly, and the leasing office is amazing. Pat, Jen, and Savannah are friendly, helpful, and also greet me with a smile every time I go in the office.The apartment itself feels like a dream. It’s remodeled, clean, and I am obsessed the amount of closet space! The gym has everything I could ever need, including a Peloton bike!! The resident lounge is spacious and perfect to have small events.I love James and Harrison Court and will definitely be renewing my lease when the time comes!
Patty GM: The prices are quite high for this apartment and would be acceptable if management would take more care of issues in a timely manner. The washers do not work properly and for students $5.00 a load is expensive. The clothes often do not get rinsed or washed properly or spun. So they come out soaking wet . When you tell management they ask you not to use the washers aggressively ???? Pray do explain what that means? Do not expect management to take any responsibility for anything not working. Their staff will get to it in their own sweet time even with a leaking ceiling. Some amentias are only put out for show in the beginning of the school year probably to keep parents happy. Elevators super slow speed. Probably parts not available for covid. Everything must and should be blamed on COVID in order not to tend to issues. Good Luck
NA NA: First- I want to start of by saying if I were to review the support staff, I would give a 10/5 (front desk and maintenance specifically).Now- let’s review the property.- we only signed with this property because the leasing staff specifically stated that the management company “works” with their tenants and that the rent is always negotiable. We found this to be completely inaccurate. For example, when it was time to negotiate our lease change, this flexibility was nowhere to be found. Despite, the 5% decline in rental rate in the specific neighborhood.Second, don’t be fooled by the amenities. They are only available when the leasing staff is in the office. Spoiler alert it’s from 10am-4pm EST (not Covid related). The new management changed every lock so that no other employee had access to the buildings.Speaking of new management- it is terrible. They forced/are forcing the support staff out that keeps the building running and that the tenants love. Also- don’t expect to receive one smile from any management once you sign your lease…. It’s a show.Final straw for us was “the parking garage cleaning”. The parking garage that we paid $275/car/month (for two cars) was going through a “cleaning”. JHCH notified us 3 days prior to the cleaning, which took place mid week. They told us to move our cars for an entire day without a place to park or a stipend to park. Please note that this is in the South End and there is limited - to- no parking during the week (also not sure what the “cleaning” actually was).Either way- there are plenty of places near by that we wish we would have signed with instead of here. GOOD LUCK!

I have never been happier the new manager Patricia has been fantastic and has responded to all my questions and concerns. The property has never looked nicer and I feel very safe here. I am a short walk to the medical center and never feel unsafe. I would strongly recommend James and Harrison.

There is zero *consistent* security in the Harrison court side!I’ve had multiple packages stolen as well.There also appears to be a mouse/rat problem, I see evidence of it in multiple places outside of my unit, but I meticulously clean, so no evidence inside of my unit itself (thankfully).Harrison court resident. Floor feels soft in one spot of my unit, pipes in the wall constantly make noise, insulation is horrible.Pros: Christmas decorations are cute?

However, no foods were ever left outside and the apartment was kept in a clean condition. Neighbors have also had incidences recently, which increases the probability of an infestation and according to multiple sources mice live in family groups. *****

Built in the center of Boston's coveted "Back Bay" neighborhood, it's residents are conveniently located to...EVERYTHING: luxury shopping, 5 Star restaurants & hotels, public parks, theater district. Right in the OBB building itself, residents are offered many private services: 24 hour concierge service & maintenance, outdoor deck on Floor 6 with BBQ grills, indoor Equinox gym, lounge for guests, children's room, monthly coffee with the concierge and quarterly social events.
Eric Rollo: Another amazing building in the heart of the Back Bay. You'll pay a premium for the location, but the sun deck, grills on the common roof deck, club room, and kids play area all make it worth it. This building seems to be one of the most pet-friendly in the city and is just steps to great restaurants and a short walk away from high-end shopping in the Copley Plaza or Newbury Street, not to mention the great restaurants of the South End.

You can’t ask for a better location in Back Bay / Boston, with all the essentials (3 grocery stores, pharmacies, post office, restaurants, retail, etc) a short to moderate walk away. The units are modern, spacious and have updated appliances - gas range is a big plus! The concierge staff (Eisha, DeShawn, Evelyn, Jimmy) are always helpful with any questions/issues or service coordinations (ie dry cleaning, housekeeping, pet sitting, package acceptance). I’ve had only a few maintenance requests and they’ve all been handled very quickly.

They truly make you feel that this is home. The leasing team, concierge team and maintenance team are all great to work with and have confirmed our decision that 30 Dalton would be the place for us. The location is within walking distance of just about anything needed and within T distance of anything else. The building is well maintained and the daily interaction with various team members is such a pleasant experience. We plan on staying for years to come.
